Understanding the New Construction Journey
The new home building process can seem mysterious. To help you feel prepared, here is a simplified overview of the typical phases you'll experience.
Location & Pre-Construction
Select your builder, community, and home site. You'll finalize your floor plan and structural options (like an extra bedroom) and sign the purchase agreement.
Foundation & Framing
Your home's foundation is poured. Framing goes up, and the roof, windows, and doors are installed to create a "weather-proof" shell.
The "Mechanicals" (Rough-In)
Before walls are closed, crews install the "guts" of your home: all plumbing, electrical wiring, and the complete HVAC system.
Insulation & Drywall
This is a critical step! Insulation is added, and then you'll have your "pre-drywall walkthrough" to verify what's behind the walls before they are closed up.
Finishes & Final Touches
The fun part! Interior trim, cabinets, countertops, flooring, light fixtures, and faucets go in. Landscaping and exterior finishes are completed.
Final Walkthrough & Closing
You're at the finish line! You'll do a final "Blue Tape" walkthrough to identify cosmetic fixes. Then, you proceed to closing, get your keys, and move in!
